Is This A Good Time To Be Investing In Real Estate? - by EquityBuild

Kimbra Gray who owns multiple residential properties in the Austin area states, "Now is absolutely the best time to own properties because the cash flow is better than it's been in decades, rents are increasing due to the increased housing demand for these types of properties and prices for investors continue to drop."

Areas that have been hit the hardest by the housing collapse are beginning to see slow but very steady signs of recovery. RealtyTrac reported that individuals investing in real estate areas such as Orlando and Phoenix saw rental vacancies fall over 2.6% over the same time last year while vacancies dropped approximately 2.3% in some of the hardest hit areas of Las Vegas, Fort Lauderdale, Tampa, and Tucson.

For those considering investing in real estate, the National Association of Realtors forecasts a decline from 5.8% to 4.9% of vacancy rates during the first quarter of 2012. These signify very healthy indicators for anyone considering purchasing turnkey investment properties or an individual single family home.

Traditionally, lower vacancy rates give those investing in real estate much more leeway to raise rents and reduce concession "perks" such as initial first month rent deductions or flexible lease specials.

And there is still more great news for potential investors. According to Reis ( real estate information standard), 76 out of the 82 rental markets surveyed posted year-over-year rent increases through the fourth quarter of 2010 and the first two quarters of 2011.

Joe Adkins, an investor and commercial broker in Altamonte Springs, Florida, agree with Reis.
"No one is basing investments on equity appreciation like they were years ago. Five years ago an investor would take a negative cash flow because appreciation was so great, today it's all about cash flow."
Reis also notes that properties, especially duplexes and fourplexes have become very financially attractive to those choosing to invest in real estate due to the higher cash flow potential in many markets.
